Local roots. Straight answers.
Meet Phil Vaughan
Hi, my name is Phil Vaughan. I was born and raised in Burlington County, NJ and I am very active in serving my local communities.
I’ve been buying, renting, and selling properties for 9 years. During that time, I’ve helped local homeowners, families, and investors handle all kinds of real estate situations with less hassle and less stress.
I primarily buy and sell houses fast in South Jersey and Pennsylvania. I work with single family homes, commercial properties, land, portfolios, and apartment buildings. You can look me up online or on Facebook to get a better sense of who I am and how I do business.
Every time I work with a homeowner or business, I take a win-win approach. The deal has to make sense for both sides. If I cannot offer real value or if I do not think I am the right fit, I will tell you that and give you the most honest advice I can.
Not every house is for me. If we cannot work out a deal, you should still leave the conversation with clear information and a better idea of what to do next.
Local buying experience at work
More Than 150 Homes Bought in 2026
We have purchased over 150 homes in 2026, helping local homeowners sell properties with different conditions, ownership details, occupants, and timelines.
A direct process with clear decisions
What Sellers Can Expect
We explain what happens next, what information matters, and what choices remain with the homeowner.
Step 1
Start With the Property
We begin with a straightforward conversation about the house, its condition, who occupies it, and the timeline you are considering.
Step 2
Review a Direct Offer
If the property looks like a fit, we explain the offer, answer questions about the terms, and give you time to decide whether it works.
Step 3
Choose What Makes Sense
You decide whether to move forward. If the house is not the right fit for us, we still aim to leave you with useful information.
Community involvement
Giving Back to Our Community
In December 2022, we hosted Miracle on Bridgeboro Street at our Riverside office. About 150 local children came out to see Santa and enjoy cookies, hot cocoa, and presents.
We are grateful to our team, donors, and everyone who helped make the evening possible.
Local relationships matter beyond the sale.
Local Experience
We focus on South Jersey and nearby markets. Local experience helps us discuss property condition, timing, and the practical details of a direct sale.
Clear Communication
We explain whether we can buy the house, how the process works, what may affect timing, and which costs or title details still need attention.
A Simpler Sale
You do not need to repair, clean, stage, or repeatedly show the property before finding out what a direct purchase could look like.
Different properties. Different reasons.
Why Homeowners Reach Out
People contact us when a property needs repairs, has been inherited, contains unwanted belongings, has tenants, or has become expensive to keep. Others are dealing with foreclosure pressure, relocation, divorce, title questions, or a timeline that does not fit a traditional listing.
A direct sale may also be worth comparing when the owner wants to avoid contractor work, agent commissions, open houses, inspection negotiations, and buyer financing delays.
The important question is whether that option fits the actual house and the seller’s priorities. We focus on the facts so homeowners can compare their choices without guessing.
When a Direct Sale Makes Sense
A direct sale is often worth considering when the property needs work, has tenants, contains belongings, has title complications, or is connected to a life event that makes timing important.
It may also fit an owner who wants to compare an as-is offer before paying for repairs, preparing for open houses, or waiting on a financed buyer.
What Sellers Usually Want to Know
How much work is required before selling? How is the offer calculated? Are there commissions? What affects the closing date? What happens to a mortgage, lien, tenant, or unfinished repair?
We answer those questions directly so you can evaluate the price, terms, work, and timing before making a decision.
